Every level-access shower quote eventually comes down to one decision the salesperson rarely spells out: are you getting a low-profile shower tray, or a fully tanked wet floor? Both are marketed as “walk-in” and both can look identical once tiled — but they solve the step-free problem in different ways, with different costs and different failure risks if something goes wrong. If you or a family member genuinely needs a threshold-free floor, the distinction is worth understanding before any contract is signed.
Two ways to get rid of the step
A low-profile shower tray is a rigid, factory-made base with a shallow upstand — typically 25-45mm — installed on top of or recessed into the existing floor. It is not flush by default; some installers recess the tray into the subfloor so its top surface sits level with the surrounding tiles, closing most of the gap, but unless that recessing is done properly there will always be a slight lip where the tray meets the room.
A tanked wet floor (sometimes called a wet-floor former or dry-fit former) works differently. A shaped former is set into the floor and screeded to a fall towards a central or linear drain, then the whole area — floor and a section of the surrounding walls — is waterproofed with a continuous membrane before tiling or safety vinyl goes down. Done correctly, this produces one uninterrupted surface from the bathroom into the shower area with no step or lip at all.
What “level access” actually has to be, under UK guidance
This distinction matters because “nearly flush” and “genuinely flush” are not interchangeable when a wheelchair or a frame is involved. Building Regulations Part M — access to and use of buildings — sets out that a level-access shower floor should be level with the adjoining room, without a step or threshold that would obstruct wheelchair access, and typically expects a turning space of around 1500mm diameter in front of the shower along with a clear doorway opening of at least 850mm. BS 8300:2018, the British Standard for accessible and inclusive design, goes further on the detail: it recommends slip-resistant flooring rated at least R10 or PTV 36 when wet, a minimum 30 LRV tonal contrast between fittings and background so people with visual impairment can judge edges and controls, and shower controls positioned to be reachable and operable one-handed from a seated position. Building Regulations Part H covers the drainage side — pipe gradients and waste capacity have to be adequate to clear the water a level floor relies on flowing away efficiently, since there is no upstand to hold it back.
A recessed low-profile tray can meet these standards. So can a tanked wet floor. What Part M and BS 8300 don’t specify is which construction method you must use — only the outcome: a level, slip-rated, well-drained surface. That leaves the tray-versus-tanking choice to cost, structural feasibility, and how the room will actually be used.
How each is waterproofed — and where it can fail
A tray-based shower concentrates its waterproofing at the tray itself: the tray forms a self-contained waterproof pan, and the installer’s job is to seal the joints where the tray meets the floor, the walls, and the waste outlet cleanly. Get those seals right and a tray shower is a fairly low-risk, self-contained system — the vulnerable points are narrow and inspectable.
A tanked wet floor spreads the waterproofing across the whole floor area and up the adjoining walls, using a liquid or sheet membrane under the tiling. This is a more thorough barrier when it’s installed well, and a properly tanked membrane is designed to last as long as the floor covering above it. But because the waterproofing and the correct fall to the drain both depend on precise site work rather than a factory-made unit, any shortcut in the tanking or in the gradient can let water track into the subfloor — often invisibly, until damp or damage shows up elsewhere in the property.

The gap in price reflects the gap in labour and structural work involved.

These are UK market ranges rather than a fixed price for any one property — the true figure depends on the existing floor structure, whether joists need altering to accommodate a former, and how much of the room is affected. Get more than one written quote that specifies which construction method is being used, since “level-access shower” alone doesn’t tell you.
Which one should you choose?
If the priority is a true, zero-threshold floor — for a wheelchair user, or for someone whose mobility is likely to decline further — a properly formed and tanked wet floor is the more reliable route to a genuinely flush surface, and it’s worth the higher cost and the extra care over workmanship that a good installer should be willing to demonstrate. If the person showering can manage a very shallow lip, or if the floor structure or budget won’t stretch to a full wet-floor conversion, a well-recessed low-profile tray can deliver most of the accessibility benefit at meaningfully lower cost, with a simpler, more contained waterproofing job.
Either way, ask any installer quoting for a level-access shower two direct questions: what upstand height (if any) will remain once the floor is finished, and how the waterproofing will be tested before the room is tiled over.
