Most guidance on accessible bathroom adaptations assumes one route: strip the existing bathroom back to brick and build a wet room on site, tray or tanked floor, over a series of visits from several different trades. What a modular wet room pod actually is
A modular wet room pod is a self-contained shower and washing unit built off-site in a factory, then delivered to the property largely finished — walls, floor, drainage and fittings already assembled — and craned or carried into position rather than built brick-by-brick in situ. Because the bulk of the work happens under factory conditions rather than in your hallway, the on-site stage is mostly about positioning, levelling and connecting the pod to existing plumbing and electrics, not tiling and waterproofing from scratch. Manufacturers of these units generally build in level-access showering as standard, along with space for a basin and toilet, so the finished result looks similar to a conventional wet room even though it was built completely differently.
Installation time: the real difference
The main reason a household chooses a pod over a traditional conversion is time. Because so much of the work is done before the unit ever arrives, some pod models can be positioned and connected in as little as one to four days, with the site-based finishing and connections often happening in parallel rather than one trade waiting on the last. A traditional site-built wet room, by contrast, involves stripping out the old bathroom, first-fix plumbing and electrics, tanking or laying a shower tray, tiling, and a final fit-out, with each stage usually needing its own visit from a different tradesperson over what is typically several days to two or three weeks depending on the scope of work and how quickly trades can be scheduled. Does a pod cost more, and does the Disabled Facilities Grant cover one?
Pods are not automatically cheaper — the factory build, transport and craning-in can offset some of the labour savings, and the final price depends heavily on the model, the access to your property, and what groundwork or structural alteration is needed to get a large pre-built unit into position. What the research is clearer on is funding eligibility: modular wet room installations are generally treated the same as any other qualifying bathroom adaptation for Disabled Facilities Grant purposes in England, meaning the same means test, the same council occupational therapy assessment, and the same £30,000 cap apply regardless of which construction method the approved contractor uses. Several specialist adaptation providers now market pods specifically as a DFG-compatible option, positioning the shorter build time as an advantage for councils working through long adaptation waiting lists as well as for the household. Do not take a supplier’s word for DFG eligibility on faith — your council’s occupational therapist has to agree the adaptation meets the assessed need before any grant funding is approved, whichever construction method is proposed.
Practical checks before you choose a pod
A pod is not the right answer for every property or every budget, and a few practical questions are worth raising with any installer before you commit:
- Access for delivery. A pre-built unit is bulkier to get into the house than tiles and a shower tray carried in piece by piece — check the delivery route, doorway widths, and whether a crane or specialist lifting equipment is needed, and what that adds to the price.
- Ceiling height and room dimensions. Pods are built to standard dimensions; an older or unusually shaped bathroom may not accommodate one without alteration, which erodes the time advantage.
- Installer accreditation. Ask who actually fits the pod on site and what trade body or manufacturer training they hold — a factory-built unit still needs a competent plumbing and electrical connection to be safe.
- Warranty and aftercare. Establish whether the warranty sits with the pod manufacturer, the installer, or both, and what happens if a seal or drainage fault appears after the crew has left.
- Council sign-off first. If you are relying on DFG funding, confirm the occupational therapist assessment and grant approval are in place before any pod is ordered, not after.

Modular wet room pods are a genuine, funding-compatible alternative to a traditional site-built conversion, and the time saved during installation is real and can matter enormously to a household that cannot go without a bathroom for weeks.
